Situated at the very western edge of the City Cluster, the site of 60 Gracechurch Street (60GCS) marks the transition between the ending of the City’s tall buildings and the historic character of the Bank Conservation Area. A new world-class tall building for the City of London, the project combines the highest aspirations for sustainability, public access, workplace and architectural design.

Fitting into a rich urban context 融入丰富的城市环境
The site of 60GCS is both historically and architecturally significant, neighbouring the Walkie Talkie and near other landmarks such as Bank of England, Lloyds of London, Leadenhall Market and the Gherkin. The central location means that as a tall building 60GCS will be visible from across the city. Therefore, it is designed to be a legible addition to the skyline, whilst respecting its nearby developments and consolidating the City Cluster.

Informed by the rich urban context, the building’s primary façades will be focused to the west and to the north. The western façade is divided in two parts, with planted balconies on each level appearing to zip together the seemingly offset masses; this is defined as the building’s Green Spine. The Spine not only offers the building’s users a private space to be outdoors without having to leave the building but is also a striking illustration of the biophilic design approach that characterises the project.

With pedestrians in mind 以行人为中心
Connecting London Bridge and Liverpool Street Station, Gracechurch Street is one of the busiest commuter channels in London, putting high pressure on the pedestrian comfort. To address this, the podium of 60GCS oversails the street level, forming a legible undercroft that carves into the base of the building.

The covered space created by the oversail eases the traffic of pedestrians by maximizing street level area while providing a new public realm. The undercroft will be a green refuge where pedestrians and visitors alike can escape the intensity of the city for a moment or sit down for a coffee before continuing onwards or transiting to other amenities in the building.

Flexibility embedded in the DNA 融入 DNA 的灵活性
The rapidly changing nature of work requires “future proof” workplaces to be highly adaptable. To that end, the design of 60GCS embeds flexibility within the DNA of the building. Large floorplates with minimal column interruptions and generous floor to ceiling heights support both a broad range of interior set ups (from cellular to open plan) and make future transformations structurally feasible.

The flexible and open office floors allow for work environments where connection and collaboration are at the forefront. A variety of staff amenities will bring together both colleagues and peers, most notably the outdoor balconies which will be a focal point on days with nice weather. Here, tenants can engage in both formal and informal activities in lush surroundings, contributing to better employee well-being.

Inviting the public up 邀请公众上楼
The development will deliver a comprehensive suite of public amenities, evolving how city buildings respond to the Destination City policy. The green, sheltered undercroft at ground level will lead visitors through a passage—displaying historic insights about the site and area—to a lift, taking them to the top of the building.

At level 35 they will be met by extraordinary views out westwards over London from an indoor viewing gallery that extends outside to a free-to-access roof garden. Beyond a place for the public, the top floor also houses a unique learning space where students from local schools can come to learn about the rich heritage of the city in what will be one of London’s most special classrooms.
