Continuing one of the largest urban regeneration efforts in Europe, Gioia 22 is a landmark office tower in Milan’s recently developed business district just northeast of Porta Nuova Garibaldi, home to iconic companies including HSBC, Microsoft, Versace, Google, Accenture, and Axa. As Italy’s first nearly net-zero building, Gioia 22 advances fresh perspectives and progress in a city known for its innovative spirit.

Gioia 22 exceeds Milan’s energy regulations by 15 percent, using onsite renewable energy sources including expansive photovoltaic panels, which generates 65 percent of the energy required for heating and cooling. On the southwest side, three tiers of sunshades protect occupants from glare and reduce heating load. The tower’s surrounding grounds promote sustainable mobility with integrated bicycle lanes, pedestrian-focused areas, lush green gathering spaces, electric vehicle charging points, and easy access to numerous transit options. The tower stands as a welcoming public gateway to Biblioteca degli Alberi Park, Milan’s third-largest park.

In a city famous for architectural experimentation, Gioia 22’s striking angularity echoes the sharp peaks of the neighboring Alps. The tower’s highly reflective façade features panoramic floor-to-ceiling glass, embodying the constant movement of modern life. A dynamic wayfinding landmark in the skyline, the tower’s south edge reaches outward to reflect the unique collision of the two urban grids below.
