A transit-oriented neighborhood that respects its historic fabric, this transformative regeneration project adds a layer of contemporary architecture and provides an assemblage of connected buildings and spaces that support a vibrant urban environment. The evolution of a masterplan designed by KPF, the project restores and reinterprets the site’s shikumen style structures and respects the urban grain of alleyways, courtyards, and frontages that have defined the district since the 19th century.


该项目以交通为导向,尊重其历史风貌,旨在打造一个充满活力的都市环境。作为KPF总体规划的延伸,该项目修复并重新诠释了场地原有的石库门建筑,并保留了自19世纪以来构成该街区特色的巷弄、庭院和临街立面等城市肌理。


Two high-rise office towers grow out of the center of the city block, with lower floors scaled to respond to the richness and complexity of the streetscape, and crystalline upper levels that serve as a landmark overlooking the Bund. A variety of building typologies are conserved or newly built, then stitched together by a series of streets, alleyways, bridges, and courtyards to create an intimate, human-scaled public realm.


两座高层办公大楼拔地而起,位于街区中心。低层建筑与丰富多样的街景相呼应,而高层则如同水晶般晶莹剔透的地标,俯瞰着外滩。多种建筑类型得以保留或新建,并通过一系列街道、巷弄、桥梁和庭院巧妙连接,营造出亲切宜人、尺度宜人的公共空间。

Important historic frontages have been restored, while others have been carefully adapted by combining traditional materials such as Shanghai plaster, brick, and wood with contemporary elements such as terra cotta and terrazzo. The towers’ forms are carefully designed to align with neighboring building heights, creating a seamless transition between low-rise and high-rise structures. Below grade, a retail podium connects the Metro station, retail units, and two-story car parking.


重要的历史立面得到了修复,而其他立面则通过巧妙地融合上海灰泥、砖块和木材等传统材料与陶土和水磨石等现代元素,进行了精心改造。塔楼的造型经过精心设计,与周边建筑的高度相协调,实现了低层和高层建筑之间的无缝过渡。地下层设有零售裙楼,连接地铁站、零售单元和两层停车场。


Landscaped terraces and a sky garden are featured up the building’s facade before topping out with a green roof. A high-performance façade frame provides shading, while the vertical frame includes systems that enable mixed-mode ventilation, and together, support indoor air quality and tenant well-being. Jinling Road is targeting China 3 Star, LEED Platinum, and WELL accreditation.


建筑立面上设有景观露台和空中花园,顶部为绿色屋顶。高性能的立面框架提供遮阳功能,而垂直框架则包含可实现混合模式通风的系统,共同保障室内空气质量和住户的健康。项目的目标是获得中国三星级、LEED铂金级和WELL认证。
